A complete rear extension and ground-floor transformation, creating a much larger and brighter open-plan living space. The project involved major structural works from the ground up, including new foundations, blockwork, steel installation, a new insulated roof structure and large rear openings. The completed extension has been finished with wide black-framed bi-fold doors, rooflights, a modern kitchen and herringbone flooring, creating a strong connection between the house and garden. External works included rendering, drainage adjustments and construction of a new raised composite deck with steps and balustrades. A full loft conversion transforming the existing roof space into a modern, functional living area. The works included significant roof alterations, new structural timber construction, insulation and weatherproofing, together with a large contemporary dormer finished in matching clay tiles. The dormer features a striking full-height glazed frontage with aluminium-framed windows and doors, complemented by bespoke zink cladding around the roofline and openings. Careful detailing was used to integrate the new structure with the original property while giving the loft a clean, modern architectural finish. This stage shows the major progress on a full loft conversion, including steel beams, new roof structure, and staircase installation. 📌 What Was Completed: ✔ Structural Steel Installation (RSJs & PFC Beams) Heavy-duty steel beams were lifted and fixed into position to support the new loft floor and roof structure. These steels form the backbone of the conversion, ensuring long-term stability and compliance with structural engineer specifications. ✔ New Timber Roof Formation A complete roof structure has been constructed, including: - New rafters - Ceiling joists - Structural trimmers for Velux windows All timbers fixed using structural-grade brackets and fixings. The roof is now weather-protected under a full temporary scaffold roof cover. ✔ Velux Window Openings Prepared Timber framing has been installed around all Velux openings, ready for the roofers to fit the windows and complete the waterproofing. ✔ New Staircase Installed A custom-made solid timber staircase has been fitted to connect the new loft with the lower floors. The staircase is built to exact measurement, ensuring safe access and perfect fit within the existing layout. ✔ Internal Timber Stud Walls All new internal partition walls have been built, defining the layout of the loft rooms and hallway. 🏗️ Why This Stage Matters This phase is crucial in every loft conversion because it transforms the empty roof space into a structurally safe, load-bearing extension of the property. Our team has officially started the rear extension construction, and the first phase is progressing exactly to plan. ✔ What’s been done so far: • Full site preparation and safe access setup • Demolition of the old rear wall • Structural openings created for the new steel beams • Installation of temporary supports • First lift of blockwork and brickwork underway • Setting out walls, levelling and aligning with high accuracy • Preparing for the steel installation and continuation of the external walls ⚡ Focus of this stage: Creating a strong, safe structural shell that will support the new extended living space. New battens, tiles, fascias, soffits, gutters, and downpipes were installed, with attention to valleys, ridges, flashing, and waterproofing components. • Roof Windows for Light & Ventilation High-quality roof windows (e.g., Velux units) were added to provide natural light, secure ventilation, and meet all safety escape requirements. • Loft Conversion Build-Out Two new bedrooms and a bathroom were created, including new stud walls, insulation, plumbing, electrical wiring, and heating connections. The works combined structural modification, electrical upgrades, kitchen installation, flooring, and full decoration to deliver a fresh and contemporary finish. Scope of Works: 1. Kitchen Installation Assembly and installation of new bespoke kitchen units in a two-tone colour scheme (light grey wall units, graphite base units). Integrated appliances included Bosch oven, gas hob, stainless-steel chimney extractor, under-mounted sink, and modern mixer tap. Premium compact laminate worktops with matching upstands and ceramic splashback tiling were installed. Pipework and electrical points were adjusted to suit the new layout. 2. Lighting & Electrical Works Full upgrade to LED recessed ceiling spotlights throughout kitchen and dining area. New sockets, switches, and appliance feeds were installed and certified. Dedicated cooker circuit installed meeting current UK electrical safety standards. 3. Flooring Luxury wood-effect vinyl flooring (LVT) was supplied and installed seamlessly across the ground floor. Moisture-resistant and high-durability product ideal for kitchen areas. 4. Living & Dining Area Renovation Open-plan space created with smooth transitions into the kitchen. New skirting boards, plaster, painting, and decorating installed to a high standard. Skylight added for natural light and new French doors installed to enhance space and brightness. 5. Additional Joinery Work Custom storage units and oak cabinetry installed. Under-stair cupboard refurbished. Foundation & Base Construction A reinforced, level base was prepared to support the heavy masonry structure, ensuring long-term stability and fire safety. 2. Brickwork Construction The BBQ was constructed using red facing bricks with contrasting dark engineering brick details for a premium finish. Precision brickwork was carried out around the arch, shelves, and upper chamber. An arched wood-storage compartment was integrated at the base for convenient fuel access. 3. BBQ Chamber & Fire-Resistant Features A spacious cooking chamber was built with correct ventilation and fire-resistant materials. Brick ledges and support shelves were formed for safe grilling and tray placement. 4. Decorative Roof Structure A traditional pitched roof was constructed using high-quality ridge tiles, completing the structure with an authentic and durable masonry finish. The completed BBQ and oven provide a robust, weather-resistant, and visually striking outdoor cooking area, designed to withstand high temperatures and long-term use.
