At 2A Construction, we specialise in complete structural transformations — from steel installation to full timber roof construction. This stage shows the major progress on a full loft conversion, including steel beams, new roof structure, and staircase installation. 📌 What Was Completed: ✔ Structural Steel Installation (RSJs & PFC Beams) Heavy-duty steel beams were lifted and fixed into position to support the new loft floor and roof structure. These steels form the backbone of the conversion, ensuring long-term stability and compliance with structural engineer specifications. ✔ New Timber Roof Formation A complete roof structure has been constructed, including: - New rafters - Ceiling joists - Structural trimmers for Velux windows All timbers fixed using structural-grade brackets and fixings. The roof is now weather-protected under a full temporary scaffold roof cover. ✔ Velux Window Openings Prepared Timber framing has been installed around all Velux openings, ready for the roofers to fit the windows and complete the waterproofing. ✔ New Staircase Installed A custom-made solid timber staircase has been fitted to connect the new loft with the lower floors. The staircase is built to exact measurement, ensuring safe access and perfect fit within the existing layout. ✔ Internal Timber Stud Walls All new internal partition walls have been built, defining the layout of the loft rooms and hallway. 🏗️ Why This Stage Matters This phase is crucial in every loft conversion because it transforms the empty roof space into a structurally safe, load-bearing extension of the property. With steels, rafters, joists, and stairs installed, the project is now ready to move efficiently into: - Roof tiling - Insulation - First fix electrical & plumbing - Boarding and plastering

This stage of the loft conversion and rear extension involved a full installation of high-performance insulation throughout floors, ceilings, walls, and around Velux windows. ✔ What was completed: • Full Floor Insulation High-density IKO Enertherm insulation installed between joists to maximise heat retention and eliminate cold bridging. • Ceiling & Roof Slope Insulation All roof slopes and ceilings fully insulated to building-control standards for energy efficiency and soundproofing. • Velux Window Perimeter Insulation Precision-cut panels fitted around each Velux frame for airtightness and minimal thermal loss. • Service Integration Electrical cables, plumbing routes, and structural joists coordinated with insulation placement for a clean and compliant finish. • Preparation for Plasterboard The loft is fully insulated and ready for plasterboarding, creating a warm, comfortable, and energy-efficient living area. This stage is crucial because it: - Ensures low energy bills - Keeps the home warm in winter and cool in summer - Prevents condensation and mould - Meets UK Building Regulations for loft conversions - Builds the foundation for a high-quality finished space

Full Loft Conversion & Complete Roof Replacement (Edmonton)

This project showcases a full loft conversion combined with a complete roof replacement, transforming unused attic space into a modern, comfortable living area. The work included building a brand-new roof structure, creating two spacious bedrooms and a bathroom, and upgrading all elements of the existing roof and loft. Scope of Work: • Complete Strip-Out All old roof tiles, felt, battens, rafters, joists, insulation, and outdated materials were fully removed, providing a clean foundation for the new structure and ensuring long-term stability and safety. • New Structural Framework Brand-new floor joists, rafters, and supporting beams were installed as per structural engineer design, creating a strong framework for modern living spaces. • Brand-New Roof Construction A fully new roof was built from scratch, including breathable membrane and durable multi-layer felt system. New battens, tiles, fascias, soffits, gutters, and downpipes were installed, with attention to valleys, ridges, flashing, and waterproofing components. • Roof Windows for Light & Ventilation High-quality roof windows (e.g., Velux units) were added to provide natural light, secure ventilation, and meet all safety escape requirements. • Loft Conversion Build-Out Two new bedrooms and a bathroom were created, including new stud walls, insulation, plumbing, electrical wiring, and heating connections. All rooms were plasterboarded, skimmed, and prepared for final decoration. • Bathroom Installation The loft bathroom was fitted with new plumbing, fixtures, ventilation, and waterproofing, delivering a stylish and practical space. • Energy Efficiency & Compliance High-performance thermal insulation, fire protection systems, and fully compliant electrical and plumbing work were installed, meeting all current building regulations. ✔ The Result A bright, spacious, and modernised loft conversion paired with a brand-new roof, adding significant living space and value to the property with a clean, high-quality finish.
