Before starting brickwork or foundations, our team carried out essential underground works to ensure the new extension is fully compliant, waterproof, and structurally sound. ⚙️ Scope of Works Completed: 1️⃣🛠 Excavation & Exposure of Existing Services - Careful excavation along the property boundary - Identification of existing clay and plastic drainage lines - Removal of debris, collapsed soil and old brickwork - Safe working area created with temporary weather protection 2️⃣🛠 Full Drainage Diversion & Reconfiguration - Installation of a new three-way drainage chamber - Redirection of foul and surface water lines to accommodate the extension footprint - Removal of old damaged pipework - New 110mm underground drainage installed with correct falls - Proper connection of rainwater downpipe into the new drainage system 3️⃣🛠 Bedding & Structural Support - All new pipework bedded on compacted MOT/gravel and concrete haunching - Chambers set at correct levels for future access and maintenance - Testing for flow and leak prevention 4️⃣🛠 Ground Preparation for Extension Build - Trench clearing for future foundation pouring - Protection of existing structure - Site organised for next phase: foundation works and slab preparation 🏗 Purpose of These Works - Proper drainage to avoid future flooding - Compliance with UK Building Regulations (Part H) - Long-term structural stability - Safe integration of new rainwater and foul water systems

At 2A Construction, we specialise in complete structural transformations — from steel installation to full timber roof construction. This stage shows the major progress on a full loft conversion, including steel beams, new roof structure, and staircase installation. 📌 What Was Completed: ✔ Structural Steel Installation (RSJs & PFC Beams) Heavy-duty steel beams were lifted and fixed into position to support the new loft floor and roof structure. These steels form the backbone of the conversion, ensuring long-term stability and compliance with structural engineer specifications. ✔ New Timber Roof Formation A complete roof structure has been constructed, including: - New rafters - Ceiling joists - Structural trimmers for Velux windows All timbers fixed using structural-grade brackets and fixings. The roof is now weather-protected under a full temporary scaffold roof cover. ✔ Velux Window Openings Prepared Timber framing has been installed around all Velux openings, ready for the roofers to fit the windows and complete the waterproofing. ✔ New Staircase Installed A custom-made solid timber staircase has been fitted to connect the new loft with the lower floors. The staircase is built to exact measurement, ensuring safe access and perfect fit within the existing layout. ✔ Internal Timber Stud Walls All new internal partition walls have been built, defining the layout of the loft rooms and hallway. 🏗️ Why This Stage Matters This phase is crucial in every loft conversion because it transforms the empty roof space into a structurally safe, load-bearing extension of the property. Our team has officially started the rear extension construction, and the first phase is progressing exactly to plan. ✔ What’s been done so far: • Full site preparation and safe access setup • Demolition of the old rear wall • Structural openings created for the new steel beams • Installation of temporary supports • First lift of blockwork and brickwork underway • Setting out walls, levelling and aligning with high accuracy • Preparing for the steel installation and continuation of the external walls ⚡ Focus of this stage: Creating a strong, safe structural shell that will support the new extended living space. Every block, brick and beam is set according to building control requirements and engineering drawings. 🏡 End result: A modern, open, spacious ground-floor extension that will transform the rear of the property.
